Housing Without Canadian Credit

Vancouver landlords require Canadian credit history, local references, and 6 months of Canadian bank statements. Most arriving physicians have none of these. Without the right document package, you will be rejected by most landlords — regardless of your salary or status.

Vancouver school districts (SD39, SD38) close registration for September before most families even have their visa confirmed. Arriving in July and expecting to enroll your children in September is one of the most common — and most painful — mistakes we see.

When should I start — and is 90 days really enough time?

90 days is the ideal window — it gives us time to secure housing before the summer rush, submit school registration before district deadlines, and prepare your document package properly. 60 days is manageable. Less than 60 days and some options (particularly school enrollment) become very difficult. If you're reading this with less than 60 days to go, contact us immediately — we'll tell you honestly what's still possible.

What if I can't find housing before I land?

This is exactly the problem we solve. Vancouver landlords require Canadian credit history and local references — documents most arriving physicians don't have. We prepare a pre-approved document package (fellowship letter, Saudi employment verification, reference letter in a format landlords recognize) that gets applications approved. We also work with a network of landlords who have experience with international physicians. You should not be signing a lease on arrival day — that's how families end up in the wrong neighbourhood at the wrong price.

The guide is free and will help you regardless of whether you hire us. The paid service is for families who want it handled — not just explained.

We understand that fellowship timelines can shift. If your arrival date changes, we adjust the plan — the work we've done on documentation and landlord relationships doesn't disappear. For the paid service, we discuss flexibility and any applicable fees during the consultation call before you commit anything. We don't want families locked into terms that don't fit their situation.

Is this service for the physician only, or the whole family?

The whole family. The physician's professional needs (CPSBC, hospital onboarding) are one part of what we coordinate. The more important work — in our experience — is what happens for the spouse and children. School registration, childcare, spousal orientation, community connections, halal grocery locations, masjid proximity. A physician performs well when their family is settled. That's the outcome we're working toward.
